WORKING WITH BUYERS: Unless a buyer had their eye on a particular home, most buyers WILL NOT find the right home their first time out on showings, or their second time out on showings, or even their first 20 viewings over several weeks. That’s why we’ll provide you with a clipboard with each MLS printout attached to it with a list of various items you can take notes. We always recommend that each buyer have a preapproval letter before beginning their search, if for no other reason, to have that preapproval letter ready in case you find a home that may bring multiple offers to the seller. And this happens more than you know.
WORKING WITH SELLERS: While pricing a home correctly is important, this market begs the seller’s patience because of the low inventory of homes. We’ll provide you with an accurate CMA based on like-homes that are currently under contract or have sold in the past 6/9 months. Like-homes are types of homes that are similar to the seller’s home, size and age included. Like-home examples are ranches to ranches, two-stories to two-stories and split-levels to split-levels. Unless there are no comparable properties that sold in a given area within six months to a year, then ranches can’t compare to two story homes and vice versa.
